This has been attributed to much of the fault as to why home ownership rates are down and while it is a factor, there are also many more factors that have attributed to lower rates. So what does actually contribute to the decline in home ownership? Are we just making excuses or is there more to it? I have found that there is much more to it and I will discuss how marriage, kids, ethnicity, education and student loans impact the home ownership rates today. Literature Review In the article; Heres why millions of millennials are not homeowners. (Nova 2018) the author goes over several reasons why millennials are having a hard time buying a home. The number one reason for the drop in home ownership rate is the fact that millennials are getting married later than previous generations. This factor alone has an 18% negative impact on home ownership rates. This leads to having children later which contributes another 6% negative impact on home ownership rates. One of the main reasons for this is education. Instead of getting married and having children early, people are opting to get their degrees and professional lives together first. Student loan debt of 100K or more can lower the home ownership rate by 15%. So if you are a Hispanic female going through school using student loans and your not married or have any children then you have less than a 10% chance of owning a home during that time frame. Although education does lower home ownership rates for these reasons you are well worth waiting because the rates of home ownership for someone with a college degree are 71.4% compared to someone with a high school education has a 60.4% chance of being a home owner. Another factor of lower home ownership rates that the article expresses is that Millennials are more ethnically diverse. Statistics from American Housing Survey state that in 2015 home ownership rates by race are as follows. White: 70.8%, Black: 42.2%, Asian, Pacific Islander: 56.6%, Hispanic: 45.4%, Other: 49.0%. What the statement implies is that a predominantly white community becomes a mixed community causing home ownership rates to go down. There are two more factors the article talks about, one is the high prices of both homes and rent costs. The article states that most Millennials are rent burdened so its nearly impossible to save to buy a home. The last factor was actually a positive factor which shows that people that grow up with parents that are home owners increases their chance of buying a home by 10%. Growing up in that environment sets a standard in your mind that home ownership is the ultimate symbol of success so it becomes a higher priority in your mind. Methods of Research Initially what we did is constructed an 18 question survey to try and verify if there is a relation between housing cost and housing density. Once we determined our questions we sent a link through social media to try and reach out to as many people as possible. We choose this method because we wanted to get answers from a wide range area. The area of response was concentrated within the Los Angeles, Riverside, and Anaheim area.   Ã‚  Ã‚  Ã‚  Ã‚  Ã‚  Ã‚   After we gathered 40 surveys we converted the data to an excel sheet and eventually into IBMs SPSS system where we ran multiple T-test that were inconclusive and ran a chi square test. We were unfortunately not able to find a correlation between hosing costs and home density but we did however find a correlation between age and home ownership while running another chi square test.   Through that chi square test we found there was a 0.011 asymptotic significance between age and home ownership which means there is a significant relationship between the two data sets. It also showed that out of the 40 surveys only 8 were home owners in which 7 of those were in the 29-68 category while only 1 was in the 18-28 category. The other 32 respondents were either renting or living with family. From this piece of data we changed our research question to; Does age have an impact on home ownership rates? Discussion and Conclusion As I began the research, I found there are multiple reasons for the decline in home ownership rates. Some of those reasons include, Income vs housing costs, the reduction of non-white families, overall decrease in married couples with kids, and most importantly the mortgage crash of 2008. I also found factors that increase home ownership rates such as an aging population and an increase in education, however the factors that increase home ownership rates are outweighed by the factors that decrease home ownership rates so there is currently a net loss from 1985. The research done in the literature review shows multiple reason why there is a decline in home ownership but is it necessarily a bad thing? If you were optimistic you might say that this is not a problem at all, it is in fact encouraging to know that people are striving to become more educated. Studies show that people with a college degree have a 71.4% chance of being a home owner so even though home ownership rates of younger ages are effected initially, more people will eventually own homes in the future. The lack of home ownership is a sign of a weakening economy but as more educated people enter the market the better we will be able to solve the issue and close the gap in affordability. We have many different case studies and articles built around the struggle of home ownership today and education is the key to understanding, studies should be reevaluated and questioned as to whether the implication are positive or negative in the immediate context or the future or both? If I were to believe it was an issue I would research low income housing studies to find out what solutions are proposed because ultimately the reason younger people are not buying property is because they simply dont have the money for it.

Answer: Introduction: Leaders are important for an organization to maximize efficiency, and the attainment of the organizational goals. However, a leader is so much more than this. As opined by Tiftik et al. (2015) a leader who is responsible for creating future by obtaining the consensus of his followers. Hence, it is important for a leader to win the followers, understand them and create a motivational relationship with them. However, it is not always possible to find a credible and effective leader. Hence, in the following discussion I want to suggest a leadership model that I think will be helpful in modern organizational context. I work in an organization that is relatively small in operation. It is facing the issue, that almost every small organization faces, an autocratic leadership. As discussed by Baker (2013) this leadership model sets rules, procedures and organizational goals and controls all actions without any participation by the employees. Hence, by referring to the power, leadership theories and teamwork, my leadership model will promote participation, defined power structure and motivation among the employees. Discussion: I have worked in an environment, where the employees do not have any power to participate in the decision-making. Moreover, as the organization is small, the leader does not have a set rule or protocol for the execution of any job. We have to depend on the discretion of the leader. Hence, the organizing idea of my leadership model will be the traits and relationship of the leader. My experience has led me to opt for having well-defined relationship among the employees depending on the delegation of power. Moreover, traits will have a significant position in my model, as I believe that a leader needs to have certain qualities, which will make him different from the others. The important traits of a leader: As opined by Blomme et al. (2015) the main role of a leaders is not to make followers but to encourage and motivate the team members to be the leaders of the future. I live that a leader needs to be a man of his words. He will be able to set a benchmark for the followers regarding his ethical and moral values. Moreover, a leader needs to know that delegating the responsibilities and power will make the organization better to maintain. As mentioned by och Dag and Storberg-Walker (2014) a power structure needs to be supported by the followers. Here, he needs to believe in the democratic relationship pattern within the team members. According to my opinion, a successful leader must set some defined rules within the team by obtaining the opinion and consensus of the team members. It provides a role clarity and satisfaction within the team. The core values: As opined by Trimble and Chin (2015) the core values are the philosophies that are the moral beliefs of the leaders. The followings can b identified as the core values of my proposed leadership model. Promoting participation and democratic environment: As mentioned by Tiftik et al. (2015) it is important for the leaders to encourage the team members in taking part in the decision making process. While crating rule or setting a goal obtaining the employees consensus ensures better commitment and dedication from the employees end. My leadership model will ask for employees opinion for setting up of a strategy and organizational goal. By obtaining this method, the leader will be able to promote innovation within the organization. Setting protocols and norms: As opined by Trimble and Chin (2015) by following the workplace protocols, the transactional leadership style creates a settled environment within the organization. It helps the employees to avoid role confusion and duplication of work. Moreover, my leadership model will set the protocols to make the employees identify the authorities whom they are accountable to. As opined by Baker (2013) the transactional leadership has a little room for misinterpretation and ambiguity. My leadership model focuses on the protocol and power structure to obtain this particular advantage. Motivation and innovation: As mentioned by Baker (2013) the recent trend of transformational leadership promotes motivating people by laying emphasis on values, ideals, morals and needs of the employees. My leadership model will follow this particular strategy of motivating people by values. As mentioned by Baker (2013) providing rewraps may collect motivation, but it is not long lasting. Hence, my proposed model will focus on creating motivation by utilizing values. Benefit in the relationship pattern: In my organization, I find a confusion regarding the power structure among the employees. Moreover, as discussed by Tiftik et al. (2015) the autocratic leadership model creates a sense of dissatisfaction within the team members. This dissatisfaction and the role confusion are typically harming the co-operative and coordinating relationship among the employees. On the other hand, my model of leadership will encourage the employees to take active participation in the decision making process. It creates a sense of responsibility among the team members, and they will work in a coordinating manner to obtain a shared goal. Moreover, the value-based motivation will direct them to be committed to the team values and it will promote the positive team morale among the employees. In addition to this, by obtaining and supporting clear power structure, my leadership model will be able to eliminate all the possible role clashes and a supportive relationship model will be promoted. The culture that my leadership model will promote: As my leadership model will be a pragmatic mixture of the transformational and transactional leadership, it will promote a democratic and motivational culture within the organization. By promoting participation, the leader will opt for creating an open communication channel within the organization. Both the formal and informal communication channel will be opened for the employees. Moreover, by motivating the employees to participate in the decision making process, a culture of promoting future leaders can be upheld. Last but not the last, the power delegation and clear hierarchical structure will create a culture of clarified job responsibility and accountability among the employees. Goals: In my workplace, the autocratic leadership model does not fundamentally believe in the delegation of power. Hence, the company has a confusing power structure and role conflict. My leadership model will strive for obtaining right delegation of power and useful execution of it. Moreover, my leadership model will encourage the employees to open up and take active participation in the decision making process. This will create a sense of value among the employees and they will start to engage themselves in the organizational process. Hence, the goal of my leadership model will be ensuring employee engagement and employee satisfaction. As opined by Trimble and Chin (2015) with increased satisfaction a company can decrease the number of employee turnover which is typically associated to the autocratic leadership model. Hence, my proposed model will also try to reduce the employee turnover rate. What makes my model different from the existing one: The existing leadership model that my organization is following is the autocratic leadership pattern. As discussed by Baker (2013) this particular leadership model does not give any importance to the active participation of the employees in the decision making process. It has a sheer disrespect for the employee opinion. On the other hand, my proposed model will respect the opinion and decision of the employees. As the employees are the unit of success, the regulations will be made after getting consensus from their end. In addition, my workplace does not have clarity in the power delegation. Here, I suggest focusing on developing and following norms and protocols to eliminate the issues with role confusion and power clashes. As opined by Tiftik et al. (2015) the following of protocols provides swiftness in execution of pre-set strategies. Hence, it will be helpful for an organization, which is not operating, in large scale. Moreover, with an autocratic leadership model, motivation is a big issue. My organization believes in providing rewards for obtaining employee motivation. However, as mentioned by Trimble and Chin (2015) it is an unsustainable way of acquiring the employee motivation. Hence, my proposed model will use value-based strategy of employee motivation. Thus, my model of leadership will be a combination will promote power structure along with participation and visionary leadership. Application of my leadership model: When in a position of applying my leadership model, I will follow a strategy of introducing myself as a leader who is seeking suggestions from the employees for setting up of certain rules or strategies or the organizational goal. I will talk to the employees are clarify them why their opinion is important to the organization. I will encourage them to provide innovative ideas and goals those they want to achieve. I will never shift my vision onto them but encourage them to set their own periodical vision. Rhodes, Instructor Albany State University November 22, 1999 Foreword Thesis: Exploring Socrates and his philosophies give the seeker a new understanding of the life and society in which Socrates lived. With this new understanding, one can compare or contrast other views of the period. In doing this, the researcher is provided with a map of ideas and philosophies throughout history. He studied human nature like no other philosopher. For these reasons, he and his philosophies should be remembered. Socrates is considered amongst the greatest philosophers in history. His life was short, yet meaningful, and productive. His teachings have survived through the dialogues, memoirs, and plays of other Greek writers (e.g. Plato, Aristotle, Xenophon, and Aristophanes). These writings are studied to paint a clearer picture of Socrates. His most famous method of observation, the Socratic dialogue or dialect, was unique. He explored human nature through tedious examination and studied people in a way never done before. Socrates was born around 470 B.C.E. in the Greek city-state of Athens. His parents were Sophroniscus and Phaenarete. His wife was named Xanthippe; together they had three sons. According to one source, Xanthippe was considered ?ill-tempered? and difficult to live with. Even though he didn't come from a poor family, it is known that he was very poor. This was due to that fact that Socrates did not accept money from his observers like other philosophers of his day (esp., the Sophists). His dress was simple and his eating and drinking reflected his moderate attitude. Since Socrates kept no written records of his teachings, information from other Greek scholars are used to regenerate his philosophies and teachings. This problem is commonly referred to as the ?Socratic problem.? There are four scholars who captured Socrates' life and teachings in their works: 1) the writings (Memorabilia and Symposium) of the Greek historian and pupil of Socrates, Xenophon, 2) dialogues by the philosopher, Plato (also pupil a of Socrates), 3) Clouds, a comedy by Aristophanes, and 4) the writings of Plato's pupil, Aristotle. Although there is much debate over who provided the most accurate representation of Socrates, the testimonies of each scholar are widely accepted. However, it must be noted that Plato was a philosopher who often injected his own theories and thoughts into the dialogues he recorded. Also, some of the writers present opposing views of Socrates. For instance, for comical effect, Aristophanes paints Socrates as ?a bumbling, foolish man who supports fantastic theories? in Clouds. This view contrasted the Aristotelian and Platonic Socrates that displayed Socrates as an ?intellectualist or rationalist.? Since there are four different Socrates, which Socrates is believable? One author answers that question saying, ?There is no way to achieve an indisputable answer. But where we find common features in the various portraits, there is a substantial probability that we may have reached the historical Socrates.? Socrates taught to any who listened. He taught by questioning his listeners. Then, he used the implications of their answers to contradict their logic in an effort to alter their views. This is the Socratic method and will be discussed in detail later. One of Socrates' most famous ideas was the universal definition. He believed that even though animals and things are constructed differently, the characteristics that make the similar and how they vary remain constant. For example, there are several species of dogs. Nevertheless, there are constants that distinguish a dog from a cat or animal. This idea of universal definitions could be applied to the concepts of justice, piety, virtue, wisdom, etc. Socrates also believed that if each concept is captured in one universal definition then ?the definition affords a sure rock ethical on which men could stand amidst the sea of the Sophists relativistic doctrines.?
